Project Manager. New build scheme of 3 blocks of flats (90), in Hounslow. Demolition through to Completion and Handover, 2 year programme. Experience in all aspects of Residential schemes as a Principal contractor’s PM required.
A Project Manager is needed for a Contractor on a new build scheme of 90 flats situated in Hounslow. You must have experience in running the site as a No 1. Capable of dealing with all aspects of developing and building a new project, working with the client, designers, architects and local authority bodies, you will report directly to the MD. The site operations will be overseen by a Site Manager and team who will report to you. The programme is for 2 years, an early appointment is intended.
The Project takes the site from concept to demolition through the construction phases to completion and handover. The scheme comprises 90 flats on 2 adjoining sites, with 3 blocks of RC frames. Overall project value of £9-10m. The work will be mainly packaged out with some directly employed staff.
The Company is successfully breaking into this market, having just completed a similar scheme of 65 units and has 3 other schemes in the pipeline.
You must have a good technical and commercial knowledge, strong contractual awareness, with an understanding of all elements of new build residential from the initial demolition, site clearance and groundworks through the RC frame, cladding to fit out, M&E and the finishing trades. Sound oral and written communication, good IT, client and negotiating skills needed. Experience in Residential schemes in the capacity of PM for a Principal contractor or developer is imperative.
Your background will demonstrate a track record in new build, multiple occupation sites where you have been a Project Manager and are now looking to develop your career with a growth opportunity in a company that is expanding.
Remuneration is negotiable, £55,000-57,500. You must have a current driving licence. Your role will involve running this site and taking an active interest in new work as it is secured. Thereafter you would develop and grow your role within the company as new staff members join your team.
Qualified ideally to degree level in Civil Engineering or Construction Management it is important that you are technically and commercially minded and are actively seeking a challenging role where promotion and pay are based on successful results. Long term prospects are good; your personality and approach will also be important as the company has a small management team.
Working hours are generally from 0800 to 1800, Monday to Friday.
